New Hotel Proposed Along Market Street In Ogden

Developers want to bring a new hotel to a stretch of Market Street in Ogden.

Plans for the 124-room Marriott StudioRes hotel are set to go before New Hanover County’s technical review committee early next month. Developers want to build the hotel on 3.5 acres near the intersection of Market Street and Military Cutoff Road.

Planning documents list John Bianco, a senior project director with Atlanta-based Noble Investment Group, as the project’s applicant. According to its website, Noble Investment Group is a real estate investment manager specializing in hospitality and travel. Efforts to reach Bianco for comment on the project were unsuccessful as of press time.

The development site at 6955 Market St. is zoned as a regional business district, which would allow for the construction of a hotel. According to site plans, the proposed project would have four stories, a gross floor area of more than 13,500 square feet and 129 parking spaces. The development would disturb about three acres of the roughly 3.5-acre lot.

StudioRes is a Marriott brand announced last year as an affordable, extended-stay offering. 

“StudioRes is for customers who want smart, functional design at an affordable price,” according to Marriott’s website, “and for hotel owners seeking an efficient cost to build and low-cost operating model reflective of the current economic environment.”

A typical Marriott StudioRes will include public spaces like a fitness room, vending area and guest-paid laundry, along with furnished studio rooms with kitchens. According to Marriott’s website, the brand focuses on the short-term rental market with stays of 20 days or more.

Plans for another Marriott StudioRes were submitted earlier this year to the town of Leland, as first reported by the StarNews. The hotel is proposed near the Brunswick Forest community.

The Market Street site is owned by the Wilmington Area Rebuilding Ministry, a nonprofit group that helps low-income homeowners repair and rebuild their homes and make them more accessible. The group purchased the land in 2019 for $500,000, according to property records.

New Hanover County’s Technical Review Committee will consider the hotel plans at its meeting on April 3. The committee helps ensure that proposed projects align with the county’s development standards.
