Becoming an HOA Board Member: Tips for a Successful Candidacy

Sponsored Content provided by Dave Orr - CEO, Community Association Management Services

Serving on your homeowner’s association (HOA) board is a great way to impact your community positively. However, before you throw your hat in the ring, it's important to understand the responsibilities, requirements, and expectations of the role. This guide will walk you through the key steps to take before running for a board position.

The motivation behind a decision to serve your community in a board or committee role will vary. However, it is critical to approach the decision with the understanding that you will be acting on behalf of all the members and there can be no hidden agendas. You will act as a fiduciary and participate in the governance of the association, a legal entity of its own.

1. Understand the Responsibilities of the Role
Serving on your community association’s board requires time, effort, and decision-making that impacts homeowners and property values. Before committing, ask yourself:

  • Am I prepared to handle the responsibilities of the role, including the time commitment that comes along with being a board member?
  • Do I understand the structure of the board and the various officer positions?
  • How can my skills contribute to the success of the community?
Remember, you’re not running for a specific officer role (such as president or treasurer) but for a seat on the board itself. Once elected, the board will typically determine officer assignments based on experience and interest.

2. Check Your Community’s Governing Documents
Before announcing your candidacy, familiarize yourself with your HOA’s governing documents. There, you’ll typically find:
  • Election procedures and eligibility requirements.
  • Voting options and notification protocols.
  • Term lengths and other board requirements as applicable
Understanding these details will ensure that you meet the necessary qualifications.

3. Stay Informed on Current Community Issues
Board members make decisions that affect the entire community, so it’s important to be aware of the challenges and concerns residents face.
  • Attend meetings to get a sense of current discussions and priorities.
  • Speak with neighbors to learn what issues matter most to them.
  • Consult your community manager and other industry professionals if you need more clarity on complex topics such as budgeting or maintenance.
Being knowledgeable about community affairs will show residents that you're prepared to lead effectively.

4. Engage with Your Neighbors
Building relationships within the community is key to a successful board member candidacy.
  • Attend community events and meetings to connect with fellow homeowners.
  • Let people know you’re considering running and ask for their input.
  • Show that you’re open to feedback and willing to listen to residents’ concerns.
A strong leader values input from all homeowners and works to build trust within the community.

5. Be Willing to Learn
Association board members oversee various aspects of community management, from budgeting to maintenance to compliance with state and federal regulations. While you don’t need to be an expert, you should be open to learning.
  • Take time to familiarize yourself with association finances, maintenance responsibilities, and legal requirements.
  • Attend community association board member training sessions.
  • Seek guidance from experienced board members.
Plus, the skills you gain as a volunteer board member can even enhance your professional resume!

Conclusion
Running for a community association board position is a rewarding opportunity to make a difference in your community. By understanding your responsibilities, staying informed, and engaging with fellow homeowners, you can position yourself as a strong and capable candidate and serve the community well.
