Community meetings will be held this week for two new projects proposed in northern New Hanover County.
One proposal would bring luxury garage-style storage units to Castle Hayne. The other looks to develop a business center with flex commercial space on a site formerly slated for a pickleball facility.
A community meeting will be held Tuesday to discuss plans for a business park that’s proposed for nearly 8 acres at 5000 N. College Road. In 2022, New Hanover County leaders approved rezoning the site for a proposed 23-court
Tidewater Pickleball Park facility. The complex was also expected to feature a restaurant, pro shop, locker rooms and more.
Plans for the pickleball facility have been “discontinued,” according to the community meeting notice issued earlier this month.
The new project is being developed by Kevin and Pauline Dunne, owners of Wilmington-based Ocean Blue Pools and Spas. Property records show Tidewater Investment Company LLC still owns the land, but the Dunnes are under contract to purchase the land, Pauline Dunne said Tuesday.
New plans for the site include a business center with “flex commercial space,” according to the notice. Conceptual plans show six buildings proposed on the site along with a stormwater pond. Pauline Dunne said they plan to use the business park for their own company and will rent space to other businesses, as well.
The community meeting will be held Tuesday at 6 p.m. at Shelter No. 2 at Northern Regional Park at 4700 Old Ave. in Castle Hayne.
The proposal would require a conditional rezoning to move forward. Any rezoning would go before both the New Hanover County Planning Board and New Hanover County Board of Commissioners for consideration.
ZCH Investments LLC, a limited liability company registered to local entrepreneur Logan Zanki, has plans to develop a “luxury, high-end” garage-style storage units in Castle Hayne.

“People have the ability to purchase their own units,” Zanki said. “It is a growing concept.”
Plans for the project could change with community feedback, Zanki said Tuesday. The project is slated for a more than 11-acre tract at 4200 Castle Hayne Road.
The project is a joint family venture between Zanki, his wife Kathleen Zanki, his brother-in-law Ross Howe, sister-in-law Maria Howe, his father-in-law Bert Crespo and mother-in-law Cookie Crespo.
“This is a family project,” Zanki added. He said the group aims to develop a project that benefits the community and isn’t an eyesore for neighbors.
The proposal would also require a conditional rezoning to move forward. The community meeting for the project is scheduled for 6 p.m. Wednesday at Shelter No. 2 of Northern Regional Park at 4700 Old Ave. in Castle Hayne.
