With Price Of More Than $17M, Downtown Office Building On The Market

An office building at the corner of North Third and Princess streets in downtown Wilmington is on the market for $17.25 million.

Anchored by Truist Financial, the five-story structure at 101 N. Third St. has nearly 69,000 square feet of fully leased Class-A office space. Cape Fear Commercial, a Wilmington-based commercial real estate firm, posted an online property listing on Oct. 10.

In addition to the Truist branch, tenants include Dunkin’, Studsvik Scandpower Inc., Integral Energy Services/Sonic Systems, HDR, DSA Engineering, Cordell Cordell, LS3P Associates and Wilmington Media and Marketing, the parent company of the Greater Wilmington Business Journal.

The office building was built in 2015 and is located on a roughly half-acre tract in Wilmington’s Central Business District. The building has a typical floor size of just over 13,700 square feet. The building's cost per square foot is approximately $251.

As of Oct. 1, the building has 63 months or just over five years of weighted average lease term remaining. The building’s net operating income is $1.28 million with a cap rate of 7.42%, according to the listing.

Property records show the building is owned by 101 North Third Street LLC, an entity managed by Will Purvis, who is also president of Liberty Senior Living. The limited liability company purchased the site in 2012 for $1.8 million.

Paul Loukas, a partner and broker-in-charge with Cape Fear Commercial, and Lindsey Hess, a senior vice president with the firm, are representing the seller. They did not respond to a request for comment.
