A commercial development company in Wilmington plans to build warehouse space in an industrial area.

Landmark Commercial Inc. has submitted site plans for a 35,000-square-foot warehouse to be built next to an existing 180,000-square-foot facility, Portside Warehouse, at 312 Raleigh St.

The new structure is essentially an expansion of Portside Warehouse, where the current space is fully leased, said Steve Davenport, senior vice president of Landmark Commercial, on Thursday.

The property, which is located at Landmark Industrial Park, is owned by investment entity HSP-1 LLC.

The plan for more warehouse space was generated by the need of current tenants whose businesses keep growing, Davenport said.

“The market for industrial space is strong, so we’d like to use some excess land to bring some more space to the market if one of our existing tenants doesn’t take the space,” he said.

He said Landmark hopes to start site work in 60 days, start the building in December and finish it in May. The plan is currently under review by city of Wilmington officials.
