Charlotte Developer Plans Carolina Beach Road Apartments

A Charlotte-based developer aims to build apartments in midtown Wilmington, according to site plans submitted to the city.

The plans, prepared by the Timmons Group for developer Gateway Communities, describe a 264-unit apartment community called The Willows at Wilmington, which would be built on nearly 7.7 acres at 3903, 3907 and 3913 Carolina Beach Road.

Efforts to reach the developer were not immediately successful Wednesday. But according to the website for Gateway Communities, the company is "an urban apartment developer that specializes in building high-quality apartments in the best locations."

The website also states that Gateway's apartments "are integrated into existing communities with our current focus on Charlotte's top urban locations including South End, Elizabeth, Plaza Midwood and NoDa. Because we build, own and manage our apartments we can pass the savings onto the renter with rent approximately 30% less than the competition."

The Willows at Wilmington drawings describe one-, two- and three-bedroom units in three buildings, along with a "pool/amenity." The plans show existing homes and buildings that would need to be demolished for the project.

While the plans have been logged in the city's project tracking website, they had not been scheduled for review by the Wilmington Technical Review Committee as of Wednesday afternoon.

According to New Hanover County property tax records as of Wednesday, the properties listed on the site plans are zoned R-15 for single-family residential use and are owned by separate individuals. The Willows at Wilmington would need a multifamily zoning designation, the plans show.
