After Finishing More Than 500 Homes In Riverlights, Del Webb Expands To Leland

From 2016 to last year, Del Webb built more than 500 homes for buyers ages 55 and older in Riverlights, the 1,400-acre master planned community on River Road in Wilmington.

Now the builder is focusing on an even bigger hotspot for active adults in their 50s: northern Brunswick County.

A brand of national firm PulteGroup (NYSE: PHM), Del Webb specializes in 55-plus communities with targeted amenities and is bringing its product to Leland neighborhood Del Webb at Mallory Creek. The new Del Webb community is set to hold 800 ranch-style homes.

“The 55-plus demographic is just such a strong component in this overall area. It accounts for roughly 51% or greater of the population,” said Eric Korsten, president of PulteGroup’s East Carolina Division. “So it gives us an ideal opportunity to meet this demand and not just create a neighborhood, but an inclusive community and experience for our residents.”

Del Webb at Mallory Creek, which officials describe as a “golf cart friendly” community,” is also set to include a 20,000-square-foot clubhouse (rendering shown at right), indoor and outdoor pools, bocce ball and pickle ball courts.

Del Webb is hosting festivities at the neighborhood this weekend to mark its start, with a clubhouse groundbreaking scheduled for noon at 1115 Arrowglass Court today and open house festivities and model home showings from noon to 3 p.m. today and Saturday.

The neighborhood has six model homes on display, Korsten said.

According to a Del Webb release, home prices start in the low $400,000s with HOA fees under $300 per month that include high-speed internet, lawn care, all amenities and a lifestyle director.  

“All homes are single-story ranch style with plans including two-, three-, and four-bedroom options ranging from 1,200- to 2,700 square feet, each with a two-car garage, some with an additional golf cart garage,” the release stated.

Michela Hochschild, marketing manager for PulteGroup, said, "If people are not able to attend this weekend, Del Webb at Mallory Creek is open seven days a week so that they can always schedule an appointment or just stop in and visit with the sales team."
