Riverlights Could Add 73 More Townhomes To Mix, Site Plans Show

Riverlights could expand by 73 more townhomes if plans recently submitted to the city of Wilmington come to fruition.

The developers of Riverlights, a 1,400-acre, master-planned community along River Road near the Cape Fear River, are looking at the potential for new townhomes in a small part of a 120-acre mixed-use site.

According to the site plans, the project would be located on about nine acres bordered by Arnold Road and Quigley Boulevard. The three-story, wood-frame townhomes would be part of Riverlights' mixed-use phase 3, which anchors the community's southern entrance.

"We are continuing to see demand for a variety of homestyles, sizes and plans. Given our overall masterplan and diverse builder teams, we can deliver.  Our townhome properties, with landscaping services included, are ideal for retirees, second-home buyers and young professionals," said Michela Hochschild, marketing director for Riverlights, in an email Thursday.

The city of Wilmington's project tracking website on Thursday afternoon showed city officials had not yet set a date for Wilmington's technical review committee to discuss the site plans.

The phase 3 mixed-use development already includes Argento, a luxury apartment community, and The Cottages, a single-family-for-rent neighborhood. In 2023, developers unveiled additional plans for 7Bridge, a 37-acre commercial village within phase 3.

Riverlights' current variety of housing types already includes townhomes. PBC Design + Build erected 44 townhomes in Marina Village, and Laurel Homes completed another 65 townhomes. Laurel Homes is also building 23 townhomes for a portion of Riverlights called Parkside Townes.
