Eastwood Road Office Buildings Change Hands

Three office buildings on Eastwood Road recently changed hands for a combined $4.9 million.

Clustered at the corner of Eastwood Road and Charter Drive, the two-story brick buildings at 428, 430 and 432 Eastwood Road were sold in two separate transactions, according to deeds recorded Monday. 

Bowman Jones Properties LLC has owned the 1.26-acre site since 2001, according to property records. The limited liability company is registered to Robert Hollis, vice president and CFO of Tribute Companies, and Mark Maynard Sr., Tribute Companies' president and CEO, is listed as the entity’s manager.

Steve Hall, a broker with Blue Coast Commercial, represented the sellers in the transaction. After the owners approached his firm about selling the property, Hall said, they decided to condo the site so that it could be sold to more than one buyer. 

“We came up with the idea to do a land condo on the property,” he said, “and give owner-occupiers the opportunity to purchase their location while gaining income from the other tenants within the property.”

Rob Cutting, a State Farm Insurance agent with an office in the building at 432 Eastwood Road, purchased the approximately 8,000-square-foot building for $2.25 million, according to deed records and Hall. 

Cody Cress and Tyler Pegg, brokers with Sun Coast Partners Commercial, represented Cutting in the transaction.

Phillip Clark, president of OmniStar Financial Group, purchased the 428 and 430 Eastwood Road buildings, according to Hall. The buildings are approximately 1,500 square feet and 6,800 square feet, respectively. Deed records show First Growth LLC, an entity managed by Phillip and Natalie Clark, purchased the property for $2.65 million. 

Hae Ellis, a senior vice president with Cape Fear Commercial, represented Clark.

According to Hall, OmniStar Financial Group plans to occupy space on the second floor of the building at 430 Eastwood Road. 

“With the lack of inventory that you see in the market today, you’re seeing individual owners that want to buy their real estate, buy their location,” Hall added. “There are still people out buying as investment opportunities, but then there are other people who are buying just because their business is doing well and they want to own their own location.”

Other tenants in the office complex include Timmons Group, an engineering and design firm, the Law Offices of James Scott Farrin, Clinic for Special Children and 'I Do' Design and Alterations.
